Moisture observation checklist

A one-page record for renters, homeowners and strata residents who have noticed damp, condensation or suspected mould. Use it to describe the problem to the person handling repairs.

Use one sheet for each affected area. Print it, or use the prompts in your own notes. Keep the record with dated photos and any repair messages.

What to record

  1. The spot: room, location, date and what you can see or smell.
  2. The pattern: whether it follows rain, appears overnight or follows showering, cooking or laundry. Note whether the area dries between uses.
  3. The change: dated photos, approximate size and whether the visible patch has spread, if safe to record.
  4. The report: who you contacted and when.
  5. The follow-up: what was done, when you checked again and whether the area is dry or the patch has returned.

Observe safely, then ask for help

This is a record of observations, not a diagnosis. Look only where you can safely see. Do not touch or disturb mould, climb onto a roof, or enter a ceiling space or subfloor.

Report persistent damp or suspected leaks to the landlord, property manager, building manager or an appropriate repair professional. Seek expert advice if the source is unclear or the problem returns. For health concerns, speak to your doctor.
